What this shows: the selected composite benchmark rose from about $335,800 in May 2006 to $890,800 in August 2026 — an increase of roughly 165%. The most dramatic move in the selected observations is the jump into 2021, followed by a meaningful retreat through the higher-rate period.

The long view

Four distinct phases.

2006–2020

Long expansion, then a plateau

Maple Ridge's benchmark rose substantially over the long run, but the late-2010s and early-2020 period was much less dramatic than what came next.

2020–2021

The surge

The selected composite benchmark moved from about $732,000 in December 2020 to more than $1.01 million by December 2021.

2022–2023

Rate shock and correction

As borrowing costs rose sharply, the composite benchmark fell back below its late-2021 level before partially recovering in 2023.

2025–2026

Cooling again

The July 2025 selected observation was $964,900; by August 2026 the local composite snapshot was about $890,800.

Methodology

Why these are “selected observations.”

This first historical dataset uses benchmark observations that could be verified from Greater Vancouver REALTORS® MLS® HPI pages, plus the latest local Maple Ridge market snapshot used elsewhere on this site. The observations are not presented as a complete monthly series.

The MLS® HPI model is reviewed and historical aggregate/composite data can be recalculated. That means an older number printed in an old article may not always match a later HPI historical series. For that reason, the data page identifies exact observation dates and avoids implying that the selected points are annual averages.

The next data expansion will add a consistent monthly/annual series once a production-safe source and republication workflow are established.
