What the calculator includes

The big BC costs that simple mortgage calculators usually miss.

Property Transfer Tax: 1% on the first $200,000, 2% from $200,000 to $2 million, 3% above $2 million, plus a further 2% on the residential portion above $3 million.

First-time buyers: qualifying buyers can receive an exemption on the first $500,000 of value. The current full program threshold is $835,000, with the exemption phased out between $835,000 and $860,000.

Newly built homes: qualifying principal residences can receive a full BC PTT exemption below $1.1 million, with a partial exemption to $1.15 million. Eligible first-time buyers of qualifying new homes can also receive the federal GST rebate of up to $50,000.
