Maple Ridge's composite benchmark price was about $890,800 in August, down from a year earlier. That creates a more forgiving negotiating environment than the ultra-tight markets seen earlier in the decade, but affordability remains the central constraint.
The Bank of Canada held its policy rate at 2.25% on September 2. Stable short-term rates help, but fixed mortgage pricing still depends heavily on bond markets and lender spreads.
On the supply side, Maple Ridge reported 1,272 net new homes completed over the first two years of its provincial housing target — 99.1% of the required cumulative target — with a substantial development pipeline still moving through approvals.

The policy rate is only one part of the mortgage story.
The Bank of Canada held its target for the overnight rate at 2.25% on September 2, 2026. Variable mortgage rates tend to respond more directly to changes in bank prime rates, while fixed mortgage rates are influenced more heavily by Government of Canada bond yields, lender funding costs and competition.
This report will track the policy rate alongside bond-market context so buyers can see why mortgage pricing can move even when the Bank of Canada does not.
