About the editor

Local context, research discipline and plain language.

Maple Ridge Housing Report is edited by Tyler Shymkiw, PhD, as an independent public-information project.

Editor

Tyler Shymkiw, PhD

Tyler is a Maple Ridge mortgage advisor, researcher and community volunteer. His academic training informs the publication's emphasis on transparent assumptions, primary sources and the difference between evidence and interpretation.

The report was created to make local housing information easier to find and understand. It brings market statistics, financing context, affordability tools and public housing-supply records together without presenting the publication as a government source or a substitute for transaction-specific professional advice.

Professional disclosure

Publication and mortgage services are separate.

Tyler John Shymkiw is a B.C.-registered mortgage professional. Mortgage services, when separately requested, are provided through Thrive AADDition Mortgage Corp. Current registration and brokerage information can be checked in the BC Financial Services Authority directory.

Reading an article, following a link or using a calculator does not create a broker-client relationship, submit an application, authorize a credit check or constitute a mortgage offer, rate hold, pre-approval, approval or commitment.

The publication does not accept compensation for favourable coverage. If sponsorship, referral compensation or another material commercial relationship ever affects a page, it will be disclosed clearly on that page.

Editorial standards

Primary sources first.

Reports prioritize original material from public agencies, regulators, governments and recognized market-data organizations. Dates, geographic scope and important assumptions are identified wherever practical. Commentary is separated from reported facts, and uncertainty is stated rather than hidden.

Market figures may be revised by their source. Development applications are not described as approved, built or available unless the public record supports that status. Calculator results are labelled as illustrations and never as lender decisions.

Every substantive report provides source links so readers can inspect the underlying material directly.

Corrections

Material errors will be corrected transparently.

If a factual or calculation error is identified, it will be reviewed against the original source and corrected promptly when warranted. A correction that materially changes a reader's understanding will be noted on the affected page with the correction date and a concise explanation.

Source-agency revisions and routine monthly data replacements may be reflected through an updated date without a separate correction notice. Questions, correction requests or source suggestions can be submitted through Tyler's professional website.
